Clear, practical answers about mold, moisture, crawl spaces, and cleanouts from The Mold Men.
Inspection versus testing — what is the difference?
An inspection is a visual and moisture assessment that identifies likely mold sources and affected materials. Testing is an optional add-on where an independent third-party lab samples air or surfaces to confirm species or concentration. Most jobs can move forward on a thorough inspection alone; testing is useful when the source is unclear or a report is needed for documentation.
Why is air sampling done by a third party?
We coordinate air quality testing through an independent lab rather than analyzing our own samples. That keeps the result unbiased — the people recommending the work are not the same people grading it. Lab fees are separate from the inspection and communicated before any sampling happens.
What do the remediation steps actually involve?
A typical project includes containment to isolate the work area, HEPA air filtration and negative air pressure to control spores, removal of unsalvageable materials, cleaning of remaining surfaces, and correction of the moisture source that allowed mold to grow. The scope is written down before work starts.
Why do crawl spaces keep growing mold?
Ground moisture, poor drainage, missing or damaged vapor barriers, and limited ventilation create the humid conditions mold needs. Treating visible mold without correcting moisture usually means it returns, which is why encapsulation and drainage work are often paired with remediation.
What affects the price of a job?
Cost depends on the size of the affected area, how easy the area is to access, the materials involved, containment requirements, and whether a moisture source like a leak or crawl space issue needs correcting alongside remediation. A written scope after inspection is more accurate than a phone estimate.
How long does a typical project take?
A single-room remediation can often be completed in one to a few days; crawl space encapsulation and larger projects can take longer depending on square footage and drying time. Your written scope will include an estimated timeline specific to your property.
Will this work with my insurance claim?
We provide photo documentation and a written scope of work that can support an insurance claim, but coverage decisions are made by your insurer. We recommend contacting your carrier early and keeping our documentation with your claim file.
What warranty comes with the work?
Qualifying remediation and encapsulation work is backed by our . Terms, what is covered, and what voids coverage are explained in full on our warranty page.
Can occupants and pets stay in the home during work?
Often yes, depending on the location and size of the affected area and the containment plan. Your technician will explain what parts of the home are affected and whether any temporary relocation is recommended for the work area.
How do you confirm the job is finished?
After remediation, we do a visual and moisture check of the treated area. If post-remediation verification or clearance testing is requested, that is coordinated through the same independent third-party lab used for initial sampling.
