Our Process
The process is intentionally slower at the beginning because clear decision rules prevent conflict, lost valuables, and unnecessary disposal later.

Start with a private conversation. We ask about the rooms affected, who is living in the property, access, utilities, pets, deadlines, and who will make final decisions about contents.

Walk the property. The walkthrough documents volume, access, safety conditions, sorting needs, and the areas that should be addressed first.

Agree on decision rules. Keep, review, donate, recycle, and remove categories are defined before the crew starts. Any stop-work or review rule is made clear to the crew lead.

Sort room by room. Important papers, keepsakes, valuables, and questionable items move to a review area instead of being thrown into the removal stream.

Load and route material. Standard household material, donation, recycling, e-waste, and disposal streams are separated where practical; specialty hazards follow the appropriate handling route.

Expose and assess the structure. Once floors and walls are visible, we document moisture, mold, leaks, damaged materials, or crawl-space conditions that need separate correction.

Finish and review. Cleared areas are rough-cleaned as scoped, the decision maker reviews the result, and any follow-on work is quoted separately.
What Changes the Cleanout Plan
The crew plan is driven by safety and decision-making as much as by volume. These conditions can change staffing, PPE, pacing, disposal, and whether another specialist is needed.
Valuables + Documents
Cash, jewelry, photographs, titles, tax documents, IDs, and other important items should have a defined recovery point. The crew should never treat mixed personal contents as anonymous debris.
Mold + Moisture
Material stored against walls and floors can hide long-term leaks or trapped moisture. When affected building materials are uncovered, Mold Remediation is evaluated separately from the cleanout.
Structural Warning Signs
Sagging floors, severe bounce, visible joist damage, significant cracking, or heavy concentrated loads may justify stopping work in an area until the structure can be evaluated by the appropriate qualified professional.
Biohazard + Pest Conditions
Sharps, animal or human waste, heavy pest activity, blood, or other specialty conditions can require a different containment, PPE, pest-control, or regulated-disposal plan than an ordinary household cleanout.

Hoard cleanouts are not responsibly priced from a single room photo or a generic per-truck figure. The free walkthrough is used to define the volume, sorting pace, safety conditions, access, and disposal requirements before the written quote is finalized.

Timing and Scheduling
A lightly affected room can move much faster than a whole property with mixed personal contents and safety concerns. Larger cleanouts may be phased over multiple days so sorting decisions remain manageable and the property stays controlled. A same-day response means we may be able to assess an urgent situation quickly; it does not mean every hoard cleanout can or should be completed in one day.

No. The crew's job is to make the property safer and more usable while following the agreed sorting rules. We focus on the work, not on assigning blame for how the accumulation happened.
Who decides what gets thrown away?
The decision rules are established before work begins with the resident, owner, or other properly authorized decision maker. Items that are unclear move to a review area instead of being discarded automatically.
What happens if you find money, jewelry, or important documents?
Those items are separated from the removal stream and brought to the decision maker under the recovery process defined at the start of the job. Important personal material should never be treated like ordinary debris.
What if there is mold underneath the contents?
Once the structure is exposed, we can document visible growth and moisture conditions and provide a separate Mold Remediation scope when professional correction is needed.
Do you handle ordinary junk removal too?
Yes. If the property does not require deliberate sorting, privacy measures, or resident-led decisions, Junk Removal may be the more efficient service.
Can a therapist or case worker be involved?
Yes, if the resident or decision maker wants that support. Mold Men is responsible for the physical property cleanup and does not diagnose or provide mental-health treatment.
Can you work around a deadline or code notice?
Tell us the deadline during the first call. We can prioritize health, access, and cited property conditions in the work plan, but legal requirements and inspection outcomes are determined by the applicable authority, not by Mold Men.
