The Short Version
Louisville has no shortage of businesses advertising mold removal. The harder job is deciding which one will give you a clear scope, protect the rooms that are still occupied, and deal honestly with the water source that started the problem.
A high rating is useful when making the first list. It is not a technical inspection of the crew or a guarantee about your basement. Services, local ownership, supervision, and the details of the estimate still need to be checked.
This shortlist starts with Mold Men, with our bias stated plainly, and then compares nine other local service listings using the published rating snapshots and review volume reviewed for this article. It also explains what to ask each company before hiring. The point is to make the calls easier and the bids more comparable, not to tell you that a position on a list settles the project.
This guide covers:
How we chose the Louisville options
1. Mold Men
2. Bear Restoration
3. SERVPRO of Downtown Louisville
4. SERVPRO of South Louisville, Northwest Louisville and Southwest Jefferson County
5. All Dry Services of Louisville
How we chose the Louisville options
We put ourselves first. We are writing this on the Mold Men website, so our judging panel was never entirely neutral. At least we have confessed before awarding ourselves the imaginary trophy.
Relevant services were checked on company websites. This October 2026 editorial shortlist is not a complete survey, and public snapshots can lag behind current profiles.
The SERVPRO entries are separate local listings, rather than separate national brands. East and South list the same ownership, which matters when comparing independent bids.
1. Mold Men
Our Louisville service page explains local coverage. Start with a free inspection and ask for clear removal boundaries, protection, and repair exclusions. We do not currently provide independent laboratory mold testing; arrange that separately when appropriate. Where we probably excel amongst our competitors is that we are fantastic for price sensitive customers, and I am sure that if you compare our quote to anyone on this list, we will beat out most if not all of our competitors. Furthermore, we do offer a limited life time guarantee, which no other mold remediator in Kentucky or Indiana currently offers.
Our practical advantage is coordination when a property needs inspection, controlled removal, and access work such as a cleanout. Ask us to explain those phases separately and identify any work by another trade. A free visit should help you understand the building, not make you feel committed to a contract. If independent assessment is appropriate, discuss it before cleanup so the final review is part of the plan.
2. Bear Restoration
Bear Restoration advertises removal, water damage work, and reconstruction. Its published Google feedback supported a high position here. Ask how drying, cleanup, and rebuilding are coordinated and priced.
For an owner comparing a company with both removal and reconstruction services, the important point is the handoff. Ask which conditions must be established before rebuilding starts and who documents them. Confirm whether source repairs, contents, and final construction are included in the same proposal or separate authorizations. A broad service offering can simplify coordination when the scope remains clear.
3. SERVPRO of Downtown Louisville
The Downtown office advertises residential and commercial work. Confirm the exact office, supervisor, and crew handling the project rather than relying on the franchise name alone.
A national brand can give a homeowner a familiar place to start, but the local office is the party to evaluate. Ask who will inspect, who supervises the crew, and whether another office or subcontractor could be involved. For an occupied property, discuss access and scheduling in detail. Read local feedback about comparable projects rather than treating reviews from another market as evidence about this crew.
4. SERVPRO of South Louisville, Northwest Louisville and Southwest Jefferson County
This local listing offers cleanup across its territory. Ask how occupied areas, equipment routes, and affected contents will be managed.
The long territory name is a reminder to confirm the exact office behind the quote. If you are collecting bids from several SERVPRO listings, ask about shared ownership and crews so you know whether the bids are independent. Have this office identify the source-repair responsibilities, materials included, and completion checks in the same format used by the other providers.
Match the company to the building problem
A fresh water loss, a long-damp crawl space, a historic basement, and a large occupied commercial property can call for different coordination. Tell each provider what kind of building you have, what event is known, and what parts of the property must remain usable.
If the source is still uncertain, ask how the initial visit establishes it. If you already have an independent report, share the full report with every bidder. If another trade must repair the leak or drainage, identify who coordinates that work.
The company offering the most services is not automatically the best fit. A narrower specialist with a clear handoff can be useful. A broader restoration company can also be useful when the project needs several phases. Compare the actual plan.
Use the shortlist in two rounds
The first round is a phone conversation about coverage, availability, project type, and who performs the visit. Ask whether the assessment is free or paid and what information you receive. Send photographs showing the room and access rather than only the visible patch.
The second round is the site-specific proposal. Ask each company to name affected materials, work boundaries, protection, source repairs, and exclusions. If the proposals differ, ask for the evidence behind the difference.
Do not make the comparison only by the total or the advertised speed. A scope that leaves rebuilding or contents work out may be appropriate, but the owner must include those remaining tasks in the overall budget.
Reviews work best beside a written method
Read recent local comments about projects like yours. Look for clear communication, documented changes, cleanup, and how concerns were resolved. A large review total can include unrelated cleaning or restoration work, so the service context matters.
Then ask for the proposed method. The owner should be able to understand what is removed, what is retained, and what evidence supports completion. That conversation is the point where an online shortlist becomes a useful hiring decision.
5. All Dry Services of Louisville
All Dry offers drying and cleanup for property damage. Distinguish the initial response from later construction, with written approval for discoveries after materials are opened.
For drying and cleanup, ask how the company distinguishes an initial water response from a later remediation scope. Find out what supports the decision to remove equipment and what happens if affected layers remain wet. If the project expands after opening materials, ask for documented findings and an approved adjustment. Construction after cleanup should be discussed separately if it is outside the quoted work.
6. COIT Cleaning and Restoration of Louisville
COIT Louisville lists cleaning and restoration services. Its substantial published Google feedback informed the comparison. Clarify whether your quote covers building materials, contents, or both.
A business offering several cleaning services may receive reviews covering a wide range of work. Read those comments in context and ask specifically about the building-material project you need. Confirm whether the proposal includes cleaning contents, addressing structural surfaces, or both. A household cleaning service and controlled removal from a damaged wall should not be assumed to have the same scope.
7. Aqua Lock
Aqua Lock combines removal with waterproofing and foundation services. Ask for the water-entry diagnosis and a distinction between necessary repairs and optional upgrades.
Waterproofing and remediation can fit together when recurring entry is the cause, but the source should be demonstrated. Ask what evidence supports the proposed drainage or foundation work and what alternatives were considered. Have necessary correction distinguished from optional upgrades. The removal plan still needs its own material boundaries and completion criteria, even when the business also offers the underlying repair.
8. SERVPRO of East Louisville and SE Jefferson County
The East Louisville office advertises home and business cleanup. Confirm daily access, protection, and who is responsible for source repairs.
Discuss the household's daily use of the property before agreeing on the schedule. Ask how rooms, routes, and mechanical arrangements are handled during disturbance. This listing shares ownership with the South listing identified above, so confirm the relationship if you are using both as comparison bids. The brand's process should be explained in terms of your actual building.
9. Paul Davis Restoration of Louisville
Paul Davis Louisville offers property restoration. For a larger project, obtain a clear division between controlled cleanup and rebuilding before authorizing either phase.
For a project involving several restoration phases, ask for a written sequence that separates assessment, removal, drying, and reconstruction. Confirm which authorization covers each phase and how changes are approved. Ask who communicates with the owner throughout the job. A single point of contact can be useful, but it should not make the boundaries between cleanup and rebuilding disappear.
10. PuroClean of Southern Indiana
PuroClean of Southern Indiana includes Louisville in its service area. Confirm coverage at your address, scheduling, and on-site supervision.
Coverage across the river should be confirmed for the specific address, including travel, availability, and return visits. Ask who supervises the on-site work and how concerns are handled after the crew leaves. For a Louisville property, confirm any local coordination needed for source repairs or reconstruction. Include those arrangements when comparing the overall plan with providers based on the Kentucky side.
Compare the work before the price
Before hiring:
Verify insurance and relevant individual credentials.
Compare equivalent written scopes.
Read recent local feedback about similar work.
Agree on changes before hidden damage is exposed.
The EPA homeowner guide explains why source correction matters regardless of the company logo.
Make three bids describe the same job
A low price is meaningful only after the work is comparable. One proposal may include removing affected insulation, cleaning the framing, and managing debris. Another may include spraying exposed surfaces while leaving the insulation in place. The totals do not tell you which difference matters until the actual materials and methods are written down.
Give each bidder the same history and any existing assessment. Ask them to identify the areas they evaluated, the materials they propose to remove, the surfaces they intend to retain, and the source repairs included. If one company sees a larger problem, have it explain the evidence rather than simply revising the total.
The owner should be able to identify these items before signing:
Work boundaries and access assumptions.
Protection for occupied rooms and the route used to carry debris out.
Material removal, cleaning, and equipment included.
Water-source repair responsibilities.
Contents handling and disposal arrangements.
Completion checks and any outside assessment.
Rebuilding, paint, flooring, or specialist work excluded.
Payment terms and the approval process for additional work.
Hidden damage is a legitimate reason for a project to change. It is not a reason to leave the change process vague. Ask for photographs, an explanation of the new finding, and a written adjustment before additional work is authorized whenever conditions allow. Urgent safety actions should also be documented clearly.
Ask who is responsible when the job gets difficult
Find out who supervises the crew, who answers technical questions, and who can approve a scope change. The salesperson may not be the person making decisions in the work zone. That is normal in many companies, but the handoff should be clear.
Insurance deserves more than a yes-or-no answer. Request current evidence of the relevant coverage and ask whether it covers the actual operations being proposed. Discuss subcontractors and specialist trades separately. A certificate gives useful information; it does not explain every exclusion in a policy.
References are more helpful when the projects resemble yours. A company may do excellent emergency water extraction and have less experience protecting original finishes in a historic house. Ask about a basement, a crawl space, or an occupied property with similar access and material conditions, rather than asking only whether past customers were happy.
Treat the warranty as a document
Read what is covered, what is excluded, and what the owner must maintain. A warranty on completed work does not normally mean every later plumbing leak or drainage failure becomes the contractor's responsibility. Ask how to report a concern, who investigates it, and what records the owner should retain.
Mold Men offers a limited lifetime warranty on applicable remediation work. Ask for the written terms for your project. The useful promise is the one tied to a defined scope and conditions, not an unlimited statement about every future event in the building.
A professional company should be comfortable explaining all of this before work begins. You do not need to interrogate the crew or become a technical specialist. You do need enough information to know what you purchased and how the outcome will be judged.
Frequently Asked Questions
Does a high rating prove technical quality?
No. Check the method, supervision, relevant qualifications, and documentation as well.
Must every project have samples first?
No. Visible growth and a known source often justify action without routine sampling.
Are related franchise offices independent bids?
Not necessarily. Confirm shared ownership, management, and crews.
Is the lowest total the best value?
Only if the scopes are comparable. Missing protection or repair can leave you paying twice.
Are these positions permanent?
No. Recheck current local profiles and obtain fresh estimates.
